Paradise Valley

A small, almost entirely residential town between Phoenix and Scottsdale, known for acre lots, custom homes and mountain views.

Our take

Paradise Valley sits right between Phoenix and Scottsdale, yet it feels private. There is almost no commercial property here, just homes on large lots, Camelback Mountain and Mummy Mountain, and a real effort to keep the desert feel. Locals simply call it PV.

Most homes are custom and sit on about an acre. You'll find everything from 1950s ranch homes (many bought to rebuild) to 1990s estates to brand-new modern builds, plus Santa Fe and Tuscan styles depending on the pocket. Near Mountain Shadows and the Ritz-Carlton there are newer lock-and-leave options on smaller footprints.

Out-of-state buyers are often surprised that most of PV isn't gated. You can drive right up to some remarkable homes. What sets value here is location within the town: a hillside lot with views, a quiet street, or a home that backs one of the main roads can mean a very different price for a similar house. That's where we spend a lot of time with buyers.

  1. 01

Water service varies by location. Much of the town is served by EPCOR, a private utility, rather than a city.

  2. 02

Many homes are on septic, especially on the mountain.

  3. 03

Homes that back Lincoln Drive or Tatum Boulevard typically sell for less than similar homes on quieter streets.

  4. 04

Paradise Valley works to limit short-term rentals. Ask us about the current rules before buying with that in mind.

Questions we hear
Is Paradise Valley part of Scottsdale or Phoenix?

Neither. It's its own town, set between the two, and many homes carry Scottsdale or Phoenix mailing addresses.

Why do similar homes in Paradise Valley sell for such different prices?

Location within the town matters a great deal: hillside versus flat, views, and whether a home backs a busy road. We walk buyers through those differences street by street.

Is Paradise Valley gated?

Most of it isn't. There are a few gated enclaves, but most streets are open.
